Walnut Hills - Cincinnati

Sanders Development Group spearheaded TriVersity Construction’s headquarters relocation to Walnut Hills, transforming a long-abandoned warehouse at 921 Curtis Street into a modern, 21,000-square-foot workplace for 115 employees. More than a simple move, the project demonstrates a shared commitment to place, people, and purpose.

Revitalizing a Long-Vacant Site
Previously inactive and blighted, the building and 1.4 acre property have been transformed into a modern, two-level office that brings new energy to the Peebles Corner corridor. The move brings one of Cincinnati's largest African American owned construction firms into a neighborhood experiencing rapid revitalization, with retail, housing and community investment on the rise.

The headquarters is already contributing to local vibrancy, TriVersity employees supported nearby Caffe Vivace before even moving in and participated in the Peebles 5K, signaling their commitment to being engaged, respectful neighbors. 

Inclusion at Every Level

The TriVersity project achieved 53% MBE/WBE participation on the $4M buildout, working with minority-owned firms including: Sanders Development (developer), Elevar Design Group (architecture), and RCF (furnishings).

Public-Private Partnership & Long Term Impact

The city of Cincinnati supported the project through a Commercial CRA tax abatement, and the Port of Greater Cincinnati helped position the site for redevelopment. The result is a catalytic investment in Walnut Hills, creating 87+ relocated full-time jobs, 6 new positions, and approximately $7M in annual payroll within city limits.

From navigating incentives to assembling the right team, SDG helped ensure that impact, inclusion, and efficiency stayed front and center.

The development prioritizes inclusion, walkability, and activation of public spaces. It seeks to reflect the West End’s culture while ushering in a bold future for Cincinnati. The $300M mixed-use development will transform 8.5 Acres into a Vibrant Urban Destination next to TQL stadium.

This project supports Covington’s goal to create a mixed-use, walkable neighborhood that blends new residential and commercial spaces with community gathering places. It prioritizes connectivity, inclusion, and economic vitality for the Central Riverfront.

A Bold New Vision

Cincinnati-based Sanders Development Group has been selected as the developer for the Covington Central Riverfront site, located on the former IRS building grounds. This project transforms approximately 0.39 acres of block D into a vibrant mixed-use community featuring six attached townhomes, a four-story apartment building with 15 one-bedroom market-rate units, and roughly 4,000 square feet of ground-floor commercial space.

The development aligns with the City of Covington’s vision of creating a walkable, human-scaled neighborhood that honors the area’s heritage while providing new housing and retail opportunities. With construction expected to begin in July 2025, the project represents a significant investment of $8.6 million in construction costs alone.
